Dubai Marina is where most first-time investors land and for good reason. Occupancy is consistently high, the tenant base is international and short-term letting is permitted in most towers, which gives owners two exit routes for income.
Pricing varies sharply by tower age and view. A 2010-era tower with a marina view and a 2022 branded residence can sit 300 metres apart and differ by 60 percent per square foot. Service charges also vary, so we always underwrite net rather than gross.
Supply is nearly built out, so new inventory arrives mainly through redevelopment and a handful of plots on the waterfront edge. That scarcity underpins resale depth.
